Upload Report
Click Upload Report in the toolbar or drag and drop a PDF onto the screen. The report will load and display on screen.

Set Page 1 (if needed)
If the report has cover pages before Page 1, click Set Page 1 then click anywhere on the page the report considers Page 1. This ensures all item page numbers are accurate. Skip this step if the first PDF page is already Page 1.

Annotate the Report
Use the four tools in Step 3 of the toolbar:
# Stamp - Use this for reports where items are not pre-numbered. Place a numbered red oval on each item you are requesting the seller to address. Only stamp the items being requested. Use the - and + buttons to adjust the number before placing, and Reset to start back at 1.
Item Select - Best for reports where defects are already numbered. Click on a pre-numbered item and enter its number. No stamp is placed on the PDF - the number and page are simply logged in the Inspection Response. Supports decimals (e.g. 1.1, 2.4).
Flag - Best for calling attention to items you want to discuss with your client. Place red, yellow, or green ovals on items of note, download the annotated PDF, and send it to your client as a reference before your conversation.
Highlight - Best for directing focus on agent and client copies of the report. Drag across any text to highlight it in your chosen color.

Review the Flagged Items Sidebar
Every stamp and item select appears in the Flagged Items panel on the right. Click the × next to any item to remove it. The Inspection Response Preview updates automatically as you add items.

Specialty Repairs
If any items involve specialty work, check the applicable boxes under Specialty Repairs. This automatically adds the appropriate contractor language to the response text.

Credits
If the response includes a credit instead of or in addition to repairs, check the applicable option under Credits and enter the amount or payee. The credit language is automatically added to the response.

Copy the Response
Click Copy Response Text to copy the full Inspection Response to your clipboard, ready to paste into an email or document.

Download the Annotated PDF
Click Download PDF in the top right to save the report with all your stamps, highlights, and flags baked in. This is the version you send to your client and the other agent.

Email Generator
Click Show Email Generator to open the email panel. Enter the recipient name and an optional deadline, select an email type, and click Generate Email. Click Copy Email Text to copy it to your clipboard.
Helpful tips:
- Use Undo (or Cmd/Ctrl+Z) to remove your last annotation.
- Use Clear All to start fresh on a new report.
- Use Upload Report anytime to swap to a different PDF.
